The ranch currently runs approximately 700 head of mother cows between the 3,280+- deeded acres and 57,344+- acres of U.S. Forest Service grazing permit. The ranch ranges in elevation from approximately 3,000 feet at the deeded ground to over 6,000 feet on the grazing permit. This allows the cattle to follow the grazing patterns that wildlife have don for of thousands of years. This results in healthy forage and healthy cattle that stay in green grass throughout most of the year (no cattle are included in the sale of this ranch). Water is in abundance for the cattle allowing for even distribution of grazing. The fences are very well maintained, and most was rebuilt recently. The corrals are made entirely of steel and can easily be operated from the back of a horse. The 325+- acres of irrigated farmland is currently planted to an orchard grass/alfalfa mix producing approximately 1400 tons of hay annually. The current owner takes two cuttings of hay and grazes off the additional regrowth in the fall. There are 344 total acres of water rights. The combination of gravity pressurized irrigation and no annual water fees is very desirable for keeping production costs low. The current irrigation systems is made up of handlines with an existing crew wishing to stay through the transfer of ownership. Center pivot irrigation is feasible in many of the fields with the existing gravity pressure and power sources nearby. The farmland is in a mild climate with a history of growing other crops such as corn, annual cover crops, and even orchards of apricots, apples, and more.
The recreational opportunities on this ranch are endless. The hunting on the ranch is currently leased out annually which includes fishing and use of a cabin. The Imnaha River divides the ranch into two hunting units; the Imnaha Unit (#61) to the West of the river and the Snake River Unit (#59) to the East. The ranch has a consistent population of big game whitetail, mule deer, rocky mountain elk, and black bear.
