The ranch ranges in elevation from approximately 3,000 feet at the deeded ground to over 6,000 feet on the grazing permit. This allows the cattle to follow the grazing patterns that wildlife have don for of thousands of years. This results in healthy forage and healthy cattle that stay in green grass throughout most of the year (no cattle are included in the sale of this ranch). Water is in abundance for the cattle allowing for even distribution of grazing. The fences are very well maintained, and most was rebuilt recently. The corrals are made entirely of steel and can easily be operated from the back of a horse. The Grouse Creek Ranch name is known by most of the cattleman in the entire area for it's location, size, infrastructure, production, and beauty.

The combination of gravity pressurized irrigation and no annual water fees is very desirable for keeping production costs low. The current irrigation systems is made up of handlines with an existing crew wishing to stay through the transfer of ownership. Center pivot irrigation is feasible in many of the fields with the existing gravity pressure and power sources nearby. The farmland is in a mild climate with a history of growing other crops such as corn, annual cover crops, and even orchards of apricots, apples, and more.

The third home is what's known as “The Cabin†and is the first home you find when you enter the ranch. The Cabin accommodates guests and the tenants of the hunting lease. The home features a large deck overlooking a private fishing hole on the river. It has an open layout along with one bedroom and one bathroom. The fourth home is an older two-story home that rests near the southern boundary of the ranch. It is currently occupied by a family employed by the ranch.

"We appreciated Tim's hard work. We had 2 different real estate companies prior to meeting you, over the time of a couple years they each brought us 1 prospective buyer. You in turn brought us numerous prospective buyers along with several offers, with a final close in under 2 years. We feel that you had a knowledge of where and how to market our business so it was marketed in the right places and to the right people. As you well know when the sale was finalized it was at our asking price with little or no haggling.
We appreciate the fact that you were available 7 days a week, and willing to show the business even on a Sunday with very little notice. Tim Thank you once again.

"We were referred to Jason a few years ago. We were looking for our dream rural property, however, competition was high and inventory was low. Jason found us a great starter home until the right property came along. He continued to keep looking for us; one day we received a phone call that he “thinks he found the one.” We drove out to that day, and we immediately knew Jason was right ~ This was the dream property we had been waiting for! Jason stayed on top of every detail, and we can't thank him enough for listening to all of our needs and wants and finding the perfect property for our family. His attention to detail, care for his customers, integrity, understanding of the market, and work ethic shined every step of the way!"
