With an elevation gradient that ranges from 2,620 ft to 5,210 ft, coupled with the plentiful water sources and diverse vegetation, this ranch has all the key characteristics of a great hunting property. The current owner trades the grazing on the Shirttail Creek Ranch for the hunting rights on the adjoining 2,724 acres on an annual basis. Under the current arrangement, there are over 4,745 acres with exclusive hunting rights! Approximately half of the additional acreage adjoining the ranch is owned by the BLM providing even more opportunities. Shirttail Creek Ranch lies within the Sumpter Hunting Unit where it qualifies for 3 landowner preference (LOP) tags.
Water: The property sits on a North-facing slope which allows the soils to hold moister for longer into the dry season. Fur Mountain and Juniper Mountain are known for catching most of the storms that dump water over the area. The results are an abundance of springs and ponds that lie within the property. The vegitation is known for staying green for upwards of a month longer than the surrounding area. Shirttail Creek runs through the property and holds water for most of the year. There are 109.5 acres of undeveloped water rights from Shirttail Creek. If the water rights were developed, the value of the property could be improved greatly.
Vegetation: The bottom portion of the ranch has been largely seeded to improved perennial grass species, minimizing the potential for the invasive annual grasses that plague Eastern Oregon. At lower elevations, you will find crested wheatgrass, pubescent wheatgrass and intermediate wheatgrass which are all known for their great forage quality. Willows and other shrubs fill the riparian areas. As you increase in elevation, the vegetation turns into native bluebunch wheatgrass, great basin wildrye, big sagebrush, rabbit brush and antelope bitterbrush. The riparian meadows are filled with willows, aspen groves and other shrubs such as chokecherries. Wildflowers like Indian paintbrush, arrowleaf balsamroot, and lupine become more prevalent as the elevation increases. Some of the sagebrush towers over ten feet tall and is estimated to be hundreds of years old! As you climb more in elevation, you will start to see juniper trees, ponderosa pine and eventually Douglas fir.
Grazing: The ranch is currently leased to a neighbor in exchange for the hunting on his 2,724 acres. The neighbor lightly grazes the Shirttail Creek Ranch with approximately 75 cow/calf pairs for four months. The current tenant believes the ranch could conservatively run 110 cow/calf pairs for six months with more intensive management. The Shirttail Creek Ranch currently comes with the 320 acre Fur Mountain Permit (#01033) and the 1,640 acre Shirttail Creek Permit (#01031) that are currently unused. You are allowed by the BLM to lease out grazing permits for income if you don't own cattle. The Fur Mountain Permit is good for a total of 47 AUM's good from April 10 through October 31. The Shirttail Creek Permit is good for 76 AUM's with a season of use of April 16 through June 15 or October 15 through November 14. There is a neighboring BLM grazing permit currently available for sale contiguous to the Shirttail Creek Ranch as well.
Improvements: A well-kept 3 bed 1 bath ranch house lies about one mile off the county road. The house is currently rented out to a neighbor. There's a hay shed and small shop on the property as well. The current owner has graveled the roads that see the most use. He has recently constructed miles of new roads accessing almost the entire property with ease. The new roads improve access for land management along with hunting. On top of that, a majority of the ponds have been recently improved as well.
Location: The ranch is just minutes off of Interstate 84. It's close to the interstate, but sits on a quiet bench where no cars are even in sight. The ranch is 32 minutes from the historic Baker City, OR, 90 minutes from Boise, ID, and five hours from Portland, OR. Baker City is wealthy with history, culture and great restuarants.
