$286,000 / 30 Acres / Under Contract
Welcome to the Sheffler Knight Timber Property! This south facing 30-acre gated parcel has been professionally stocked with Douglas fir and holds 20 + acres of 10 to 20 yr old fir as well as an additional 4 acres of mature merchantable timber.
Located between the foothills of the Pacific Coastal Range and the Willamette Valley this prime forest and agricultural land would be great as a timber investment property or planted and operated as an income producing farm.
The land: The land is primarily comprised of Mcalpine and Bellpine silty clay loam which is classified as prime farmland by USDA standards and also a great soil for sustaining timber. Chemical applications have not been used on the property knowingly since 2011 allowing for potential organic certification.
From the north end of the property, the topography gently slopes to the south and west with prominent slopes of 3 to 12%. This is optimal for max sun exposure during both the summer and winter months. The southeast edge of the property is approximately 4 acres and has been designated as significant wetland area and is fed by Sweet Creek and the Hendricks Branch, both tributaries of Long Tom River. The property contains roughly a half mile of gravel-surfaced road that lollipops throughout the acreage for easy mobility of future logging operations and general land access. Woven wire fence, with a single top barbed strand, runs the length of the paved road frontage, as well as a 4 strand 4 point barbed wire fence running the western border of the property. The entrance is accessed from W. Sheffler Rd. and secured by a heavy steel gate fortified with large basalt boulders to its flanks.
Potential Use: Within close proximity of this parcel there are an abundance of successful timber, vineyard and farming operations underway, which include fruit trees, berries, hazelnut, hemp as well as many other cash crops. Depending on intended use this property has the potential to generate profitable income as an agricultural lease. Minimal preliminary studies indicate the property does not currently meet qualifications for an F2 zoned dwelling at this time. However, this property does have the potential to be an excellent recreational getaway. Buyers are highly encouraged to do further due diligence in regards to a potential dwelling and agricultural buildings.
Wildlife/Game: The land is currently home to Blacktail deer, Black bear, migrating Roosevelt elk, grouse, coyote, bobcat and other small fur-bearing animals.
Amenities: Located within 20 minutes of both Eugene and Veneta, big town amenities are easily obtainable, as well as numerous markets for farmed goods. Located within 10 minutes of Fern Ridge Reservoir and Wildlife Area amazing waterfowling and summertime lake recreation is a stone throw away! Also minutes away from the nationally renowned annual Oregon Country Fair.

"We appreciated Tim's hard work. We had 2 different real estate companies prior to meeting you, over the time of a couple years they each brought us 1 prospective buyer. You in turn brought us numerous prospective buyers along with several offers, with a final close in under 2 years. We feel that you had a knowledge of where and how to market our business so it was marketed in the right places and to the right people. As you well know when the sale was finalized it was at our asking price with little or no haggling.
We appreciate the fact that you were available 7 days a week, and willing to show the business even on a Sunday with very little notice. Tim Thank you once again.

"We were referred to Jason a few years ago. We were looking for our dream rural property, however, competition was high and inventory was low. Jason found us a great starter home until the right property came along. He continued to keep looking for us; one day we received a phone call that he “thinks he found the one.” We drove out to that day, and we immediately knew Jason was right ~ This was the dream property we had been waiting for! Jason stayed on top of every detail, and we can't thank him enough for listening to all of our needs and wants and finding the perfect property for our family. His attention to detail, care for his customers, integrity, understanding of the market, and work ethic shined every step of the way!"
