The ranch is located in the Walla Walla Hunting Unit that is nationally known as a trophy unit.   The property qualifies for four landowner preference (LOP) tags (buyer to confirm with the Oregon Department of Fish and Wildlife).   On the ranch you find trophy elk, mule deer, whitetail, coyotes, turkey, grouse, and chukar.   Trophy-quality game surrounds you all over this property.   Cottonwood Creek flows through the property with a native population of steelhead as well.

Agricultural opportunities include grazing. dryland farm ground, and timber.    The grazing tenant runs 150-165 pairs from April through late November on the property. The stocking rate can improve significantly with improvements to the rangeland.   The dryland farm ground includes 368.66 FSA-156EZ acres in an area known for 95-125 bushel/acre production.
